Energy Control Inc. (ECI) is a trade ally with the local utility and participates in design/build projects which can be funded in part through the "Efficient use of Energy Act". This program makes over 35 million in revenues available to New Mexico electric utility customers annually. The Utility pre-approves applications and design strategies and bases the incentive on the projects potential energy consumption savings. The rebate is provided upfront to help pay for the project.
AMREP has ample opportunity for energy savings. The buildings' new BACnet® control system provides individual space control delivering added comfort and on/off capabilities to separate, unused areas. Morning warm-up is performed during off-peak hours when electricity is more affordable. Natural gas boilers heat hydronic coils; creating performance optimization and limiting the need for electric heat during on-peak hours as tenants arrive. ECI also assisted AMREP with tax incentives. AMREP is able to take advantage of the utility rebate program, a tax deduction, and consumption savings representing a 27 percent return on investment within the first year alone.
